Designed as a reverse floor plan, the main living, kitchen, and dining spaces are positioned on the upper levels to maximize ocean views and capture the full drama of the coastal setting. A 300 square-foot addition off the living room and a matching 300 square-foot addition off the primary suite were part of the extensive renovation, expanding both spaces significantly. Every space has been thoughtfully elevated for both everyday comfort and effortless entertaining. At the heart of the home, the redesigned kitchen, bar, and coffee bar set a new standard for coastal luxury. Custom Diamond Edge cabinetry, Alexandra Nuvolato quartzite countertops with a dramatic waterfall edge, full height stone backsplash, a professional Wolf range, designer lighting, and custom built-in banquette seating create a space that is as refined as it is livable. A panoramic folding glass wall opens completely to the rear porch, seamlessly connecting the interior to the outdoors and filling the living and dining spaces with natural light and ocean breezes. The second floor primary suite is a true sanctuary. A private balcony, spa inspired bath with floor to ceiling polished Esmeraldo Onyx quartzite, curbless rain shower, dual custom vanities, satin brass Brizo fixtures, and frameless glass enclosure deliver a level of finish rarely found outside of a luxury boutique hotel. Additional upgrades include a fully remodeled third story bath, expanded rear living and porch spaces, standing seam metal roofing, upgraded decking with silver travertine and advanced waterproofing systems, luxury motorized window treatments by Lafayette Interior Fashions, new French doors and windows, designer flooring throughout, Techo-Bloc paver driveway and walkways, new HVAC systems installed in 2025, new turf installation, and updated elevator, fire system, and backflow inspections. The top floor offers a flexible space ideal for guests, a private office, or a media lounge, while the rooftop deck captures sweeping views of the Atlantic Ocean and the Links Golf Course. As an Ocean Point resident, you enjoy exclusive access to a private oceanfront pool and beach access directly across the street from the home, within one of Isle of Palms' most coveted addresses. Though never rented, the home is projected to gross up to $250,000 per year -- an appealing option for a part-time resident or an investment-minded buyer who wants the flexibility. Wild Dunes amenities are available through separate club membership, including the Tom Fazio-designed Links and Harbor golf courses, recognized for the best in-state golf; a Gold Medal Tennis and Pickleball Resort with 12 clay courts and 5 pickleball courts; multiple pools including oceanfront options; the Spa at Sweetgrass; and ten restaurants and bars. Two layers of security, Ocean Point's private gate within the gates of Wild Dunes Resort, provide the privacy and peace of mind that defines this address. At nearly $2 million in curated renovations and 4,016 square feet of thoughtfully expanded living space, 12 Ocean Point stands as the most elevated and extensively upgraded home currently available in Ocean Point. It is a rare opportunity to own a property of this caliber in one of the Southeast's most desirable resort communities. Read Less
